Welcome to Forest & Vine, a warm and inviting wine-country home in the heart of Templeton. Recently refreshed with luxury vinyl plank (LVP) flooring, fresh interior paint, and updated furnishings including a new couch, this thoughtfully designed 3-bedroom, 2-bath retreat blends comfort with a clean, modern feel. Tucked on a quiet dead-end street and just a short walk to downtown, guests enjoy the perfect balance of peaceful surroundings and easy access to local tasting rooms, restaurants, the farmers market, and Templeton’s charming park—while still being minutes from Paso Robles and Atascadero wine-country adventures.

🏡 The Space
Sleep: Forest & Vine comfortably accommodates up to 8 guests across three well-appointed bedrooms:
• Primary Suite: King bed with TV and en-suite bath featuring a walk-in shower; direct access to the backyard hot tub.
• Guest Bedroom #1: King bed, TV, plus two twin floor mattresses for flexible sleeping arrangements.
• Guest Bedroom #2: Two queen beds, ideal for kids or larger groups.
Maximum occupancy for the property is 8 guests.

Gather & Relax: The living room features a dramatic floor-to-ceiling stone fireplace and a large, comfortable sofa—perfect for movie nights, conversation, or relaxing by the fire. A separate dining area seats eight and flows seamlessly into the kitchen, creating an easy space for gathering and shared meals. A high chair and Pack ’n Play are also available for little ones.

Equipped Kitchen: The fully equipped kitchen includes granite countertops, warm wood cabinetry, stainless steel appliances (including a gas range), and a breakfast bar—ideal for everything from casual mornings to group dinners.

Indoor Comfort: Enjoy central heating and air conditioning, ceiling fans, high-speed Wi-Fi, and a flat-screen TV for year-round comfort. A washer and dryer are also available, making longer stays easy and convenient.

Outdoor Oasis: The fully fenced backyard is a standout feature, offering a private hot tub, gas fire pit, BBQ grill, and comfortable outdoor seating. The landscaped lawn is pet-friendly and perfect for relaxing evenings under the stars. 🔑 Important Guest Info
Rental Contract: A signed rental agreement is required within 48 hours of booking confirmation.
Security Deposit: A refundable $500 security deposit is required per stay to cover incidentals.
Shared Property: Owners live on-site in a separate residence, and there is another detached rental unit on the property.
Pets: Up to 2 well-behaved dogs are welcome with prior approval. $100 per pet (non-refundable, per week or portion of a week). Please provide your dog’s name, breed, and weight at booking. Dogs must not be left unattended outdoors and should be respectful of furniture and space.
Quiet Hours: Quiet hours begin at 10 PM; please move all activity indoors after this time.
Property Note: Garage is shared with cleaners for the tiny home (accessed from the outside only; feel free to lock the interior door for privacy).
Cancellation Fee: All cancellations are subject to a $75 processing fee. Travel insurance is recommended to protect your stay.

• 4 outdoor security cameras around the main house: front driveway, back gate, garage/front entry, and doorbell cam
• 1 camera at the tiny home entryway (for safety only)
• No tampering with camera systems—this will result in immediate eviction without refund
